I want to sell my home myself as a For Sale by Owner, will your service change my status as a For Sale by Owner? (This is the number one question we receive)

Absolutely not!!  We enter your listing as a “Limited Services” listing, which means that we do not represent you in any way except to enter the information regarding your property into the Multiple Listing Service.  You retain your status as a For Sale by Owner giving you the stronger equity position and flexibility that comes with selling your property by yourself.

 

What is the Triad Multiple Listing Service?

The Triad Multiple Listing Service is an online listing system whose core purpose is “To provide the highest quality exchange of real estate-related information in an efficient and cost effective manner.”  It is made up of over 4,000 member/users whose livelihoods are based on the Real Estate Market.  In other words, these are the people who make it their business to help individuals like you in the process of selling or buying a property.

 

What is an MLS listing?

An MLS listing is the process through which information and details about your property are entered into the MLS system.  This system is accessed by Realtor members in search of properties for their clients.  Once your listing is entered into the system, it will also download to hundreds of other websites where individual buyers are able to find it.  Long story short, an MLS listing allows you to list your property in one place and have it distribute to the places where buyers or their agents are searching for properties.

 

How does your service differ from what I may be doing now?

Depending upon where you have your property listed, your listing may only be displayed on that particular site.  In some cases, your listing will download to 2-3 sites.  Our service differs in that it puts your property in front of buyers searching hundreds of local and national websites.  It also puts your property in front of every Real Estate agent in the Triad area that participates in the Triad Multiple Listing Service.  These are the individuals whose very livelihood is based on helping people buy and sell properties.  In other words, we put your property in front of the people that matter and who make it their business to help you sell your home.  Recent surveys have shown that 90% of home buyers use the internet and 87% use real estate agents in their search.  Our service puts you in front of both.

 

I’ve listed with a Realtor before with mixed results, how is your service different from what they provide?

Our service is different in that we allow you to retain your status as a For Sale by Owner and also save you at least half of an agent commission (depending on how much you offer a buyer’s agent).  This gives you greater flexibility in pricing and negotiations.  We offer the marketing that matters most, which is MLS placement and distribution to local and national real estate websites.  Again, 90% of home buyers use the internet and 87% use real estate agents to search for a new property.  We give you the exposure where it matters without the huge commission.

 

 

Why shouldn’t I just use an online service?

There are online services that provide flat-fee listing services.  The issue is these services require you to handle all of the work in taking pictures and providing accurate information for the listing.  We handle all of the work for your listing and use our education and experience as Realtors to ensure your property’s photos and features are presented in the best possible way.

 

What are the advantages of your service over a traditional brokerage?

Our services allow you to have a much stronger equity position due to the fact that our fees are one-time, flat fees.  Traditional brokerage charges a large percentage upon the sale of your property, which can negatively affect your seller net and negotiating position.  In today’s market, competitive pricing is critical in selling your home quickly and for a fair price.  Our listings cover the two major ways home buyers find their homes (internet searches and buyer’s agents).  Why pay a full 6% when you can cut that percentage in half or even less (we always recommend offering a payout to a buyer’s agent).  In some cases, buyers will contact you without representation, which means our one-time, flat fee is all you will pay.

 

Why would I want to pay a buyer’s agent commission?

Buyer’s agents play an important role in the sales process for real estate.  For starters they are constantly looking for properties that match their clients’ buying criteria.  They assist their clients in all phases of finding and buying a property and are one of your biggest allies due to the fact that they bring buyers to you.  Offering a financial incentive encourages them to show your property because they know they will be able to procure a commission should their buyer choose not to offer payment.
